A guide for foreigners buying property in Panama

Best Mortgages Panama·February 20, 2026·7 min read

Panama welcomes thousands of foreigners every year who decide to buy property, whether as a residence, an investment, or a retirement plan. The good news is that Panamanian banks do finance foreigners — the difference is in what extra paperwork they ask for and what down payment they typically require.

If your immigration status is in process or you already hold residency (retiree, investor, or any other category), the bank will evaluate both your immigration status and the source of your income, whether local or foreign. Having bilingual guidance from the first contact makes a real difference in how smooth the process is.

One thing that surprises many foreign buyers: the down payment is usually higher than for Panamanian residents on local payroll, and some banks cap financing at a lower percentage of the property's value. Knowing this upfront avoids surprises halfway through the buying process.
